Built in 2000, Capital Tower is a Grade A Office building in the commercial hub of Tanjong Pagar, Singapore. Standing at 52 storeys high, the building is fitted with an integrated building management system, as well as being the first office building in Singapore to provide wireless local area network (WLAN).

The integrated BMS with IoT application aims to please every occupant at every juncture. The aim was to improve occupant experience whilst maintaining efficient, sustainable and eco-friendly properties.

The building also features a modern fitness centre, a heated swimming pool, auditorium, meeting room facilities and dining/service outlets. On the 52nd floor, the exclusive China Club Singapore will offer a premier dining experience to members as they enjoy the panoramic view offered by the surrounding 16-metre tall glass panels.

Singapore’s Building and Construction Authority (BCA) awarded the building with a “Best Buildable Design Award”, and acknowledged Capital Tower as the “newest landmark in Singapore.”

Smart Parking

Capital Tower aims to make every interaction with the building as effortless as possible, as seen with its state-of-the-art car park guidance system. The system monitors parking spaces in real time, and displays availability to drivers, as well as directing them to empty spaces.

The car park, as well as office spaces, are fitted with carbon dioxide and carbon monoxide monitoring devices, thus ensuring optimal air quality levels across the building.

Smart Elevators

Another smart feature of the building is its smart elevators. Designed to move at high speeds, the smart elevators ensure that navigating the building’s 52 levels is made all the more efficient. The building’s designers even went so far as to fit the elevators with dual LCE panels that display live news and stock market updates.P

Energy Efficient Design

As with all smart buildings, Capital Tower was designed with a big focus on energy efficiency and sustainability.

To achieve this, the building is home to several intelligent energy efficiency systems, inclusive of an energy recovery wheel system in its air-conditioning unit; allowing cool air to be recovered to maintain the chillers’ efficiency.

Other energy-focused features include:

  • Low emissivity double-glazed windows designed to reduce heat penetration and minimise energy consumption.
  • Variable air volume boxes for optimal indoor air quality.
  • Sensor-powered exhaust fans.
  • Motion detectors within the lift lobby and toilets to conserve energy.

Furthermore, to create a reduction in water usage, the building utilises condensation from the air handling unit, while specific devices monitor the carbon dioxide and carbon monoxide, ensuring optimal air quality and distribution.
